Relocating to North Phoenix for Work: A Buyer's Guide

October 29, 2026•11 min read

The short answer

Moving to North Phoenix for work makes the most sense when you pick your neighborhood by commute first, budget second, and get fully pre-approved before you fly in to house-hunt. North Phoenix runs from Piestewa Peak up toward Anthem, roughly between I-17 and the Scottsdale border, and it sits close to some of the Valley's biggest job growth, including TSMC's campus near I-17 and Loop 303. A local mortgage broker can help you line up financing from out of state so you can make a strong offer on a short trip.

Quick facts: relocating to North Phoenix, AZ

  • Area: North of Piestewa Peak up toward Anthem, roughly I-17 to the Scottsdale border (Maricopa County)

  • Common zip codes: 85022, 85023, 85024, 85027, 85028, 85032, 85050, 85054, 85083, 85085, 85086

  • Major freeways: I-17, Loop 101, SR-51, Loop 303

  • Big employer news: TSMC bought about 900 acres of state trust land near Loop 303 and I-17 in January 2026 for its north Phoenix expansion

  • Prices: City of Phoenix single-family median sold price was about $485,000 in September 2026 (varies by source and neighborhood)

  • Home types: 1970s–90s single-level ranch homes, master-planned communities, townhomes, and new construction in the far north

  • 2026 conforming loan limit (Maricopa County): $832,750

I get a lot of calls that start the same way: "I just accepted a job in Phoenix, I've got about six weeks, and I have no idea where to live." If that's you, take a breath. I've been doing mortgages for 25 years, I live in North Phoenix (85028, right up against Piestewa Peak), and I've walked a lot of out-of-state buyers through exactly this move.

I also know what it feels like from the other side. I'm originally from Jacksonville, Florida. I still follow the Jaguars every Sunday, but Arizona became home, and North Phoenix is where I chose to plant roots. So this guide is part local knowledge, part mortgage playbook, and part "here's what I wish someone had told me."

Why so many people are moving to North Phoenix for work

The simple reason: the jobs are coming north. The headline story is TSMC. Its Arizona fab sits in north Phoenix with access from Loop 303 to the south and I-17 to the east, and in January 2026 the company bought roughly 900 acres of state trust land nearby (reported at close to $200 million) to keep expanding. City leaders have talked about that expansion bringing thousands of jobs, both at TSMC itself and at the suppliers and contractors that follow a project that size.

But it's not only chips. The Loop 101 corridor across the north side of the city is lined with office parks, medical campuses, and corporate offices, and the Deer Valley area along I-17 has long been an employment hub. That's one of the things I love most about North Phoenix: it's convenient to just about every good spot in the Valley, and the employment options are strong. You can get to Sky Harbor, downtown, Scottsdale, and the far north without living on the freeway.

Where to live when relocating to Phoenix for work: start with your commute

When you're moving to North Phoenix from out of state, it's tempting to shop by photos. I'd flip that. Pull up your new office address, then look at which freeway gets you there. Phoenix is a grid, and the freeway you live near matters more than the mileage.

Working near TSMC or the I-17 / Loop 303 area

If your job is at or near the TSMC site, look at neighborhoods that feed I-17 and Loop 303 quickly: Norterra, Stetson Valley, Happy Valley, Sonoran Foothills, and up into Anthem. A lot of the newer construction in the Valley's north end is in this zone. My guide to buying a home in Anthem, AZ covers commute, costs, and HOA fees there in detail.

Working along Loop 101 or in Deer Valley

For jobs along Loop 101 or in the Deer Valley employment area, you have more options: Deer Valley itself, the 85022 and 85023 neighborhoods off Cave Creek Road and 19th Avenue, Desert Ridge, and Tatum Ranch. Deer Valley is one of the more budget-friendly parts of North Phoenix with easy I-17 access; I wrote a full Deer Valley Phoenix homes buyer guide if that's on your list.

Commuting to downtown, Scottsdale, or the airport

If your office is in central Phoenix, Scottsdale, or near Sky Harbor, the SR-51 corridor is your friend. Neighborhoods like Paradise Valley Village (my own 85028), Moon Valley, and the areas around Tatum Boulevard put you minutes from SR-51 and Loop 101. When I head down to Chase Field for D-backs games with my son, it's an easy shot.

How much do homes cost in North Phoenix?

Prices depend heavily on the neighborhood, the age of the home, and whether there's a pool, an RV gate, or a big lot. For a citywide benchmark, one local market report put the City of Phoenix median sold price for single-family homes at about $485,000 in September 2026, down a few percent from a year earlier, with average days on market around 71. Other reports measure list prices or the whole metro, so numbers vary by source.

Within North Phoenix you'll see a wide range: older ranch homes and townhomes in Deer Valley and parts of 85022/85023 on the lower end, master-planned communities like Norterra and Anthem in the middle, and areas like Desert Ridge, Tatum Ranch, and Moon Valley stretching higher. Homes priced at or below the 2026 Maricopa County conforming limit of $832,750 can usually be financed with a conventional conforming loan; above that, we're looking at jumbo financing.

The right budget for you isn't something I want to guess from a blog post. Your income, debts, savings, and what your new job's offer letter says all factor in. We'll walk through the budgeting categories together and then run your real numbers.

Getting a mortgage when you're moving to North Phoenix from out of state

This is where relocating buyers either win or lose the house. Here's the playbook I use.

1. Get a real pre-approval before your house-hunting trip

Most relocators get one or two weekends to find a home. You don't want to spend that trip waiting on paperwork. A full mortgage pre-approval, with income, assets, and credit reviewed up front, lets you write an offer the same day you find the right house. North Phoenix sellers and their agents take a reviewed pre-approval far more seriously than a quick pre-qualification. Here's why mortgage pre-approval in Phoenix carries more weight.

2. Can I get a mortgage with a new job or job offer?

Often, yes. Many loan programs allow you to qualify using a signed offer letter for a new salaried position, as long as you meet the program's guidelines (for example, staying in the same line of work and starting within a set window). Hourly, commission, and bonus income can be treated differently. This is exactly the kind of detail that varies by lender, which is why having access to 180+ wholesale lenders matters. I can shop your scenario to the lenders whose guidelines fit a relocation.

3. Do I have to sell my current home first?

Not always. If you still own a home where you live now, we'll look at how that payment and any rental income count toward qualifying, and whether you'll be selling before or after you buy here. Some buyers use proceeds from the sale; others qualify carrying both homes for a short time. We'll map out the timeline so you're not stuck.

4. Pick the right loan type

Conventional, FHA, and VA loans all work for relocating buyers, and first-time homebuyers have additional options. Through my wholesale lender network, I also have access to multiple lender-sponsored down payment assistance programs, including forgivable options for qualified buyers; terms and eligibility vary by program. There are also low down payment options for qualified buyers that people moving from higher-cost markets are often surprised by.

5. Plan for a remote-friendly closing

Arizona closings run through title and escrow companies, and a lot of the process can happen while you're still packing up in your old city. I personally handle every file from start to finish, so you're not passed around between departments while you're managing a move, a new job, and probably a moving truck.

What to know before moving to Phoenix, Arizona

A few things newcomers ask me about once they've settled the job and the loan:

  • Summer power bills are real. Ask sellers for 12 months of utility history, and look at the age of the AC unit and the home's orientation.

  • HOAs vary a lot. Master-planned areas like Anthem and Norterra have HOAs with amenities; many older North Phoenix neighborhoods have no HOA at all. Always read the HOA documents and budget for dues.

  • Pools are common. A pool changes your inspection, insurance, and maintenance budget, so plan for it.

  • Property taxes vary by property. Your escrow and tax bill depend on the specific home and taxing district in Maricopa County, so we'll use the actual figures when we run your numbers.

And the upside? When I moved out here from Jacksonville, I traded humid summers and hurricane season for dry heat and seven or eight months of perfect outdoor weather. These days that means hiking the Superstitions (Flatiron and the Peralta Trail are favorites), taking my SunTracker pontoon out on Saguaro Lake or Bartlett Lake, and catching a lot of D-backs games. My son and I made it to 22 home games this season on the D-backs season pass. North Phoenix puts all of that within easy reach.

Moving to North Phoenix: frequently asked questions

Is moving to North Phoenix a good idea if I work near TSMC?

For many buyers, yes, because North Phoenix neighborhoods near I-17 and Loop 303 offer short commutes to the TSMC site. Areas like Norterra, Stetson Valley, Happy Valley, Sonoran Foothills, and Anthem are all in that zone. Compare drive times at your actual shift hours before you choose.

What zip codes are considered North Phoenix?

Common North Phoenix zip codes include 85022, 85023, 85024, 85027, 85028, 85032, 85050, 85054, 85083, 85085, and 85086. I define North Phoenix as anywhere north of Piestewa Peak up toward Anthem, roughly from I-17 to the Scottsdale border. Boundaries vary depending on who you ask.

Can I get pre-approved for a Phoenix home loan before I move?

Yes. You can get a full mortgage pre-approval while you still live in another state, using your current income documents or your new job's offer letter where the loan program allows it. Getting pre-approved before your house-hunting trip lets you make an offer quickly. An Arizona-licensed mortgage broker can handle the process remotely.

Can I buy a house with a job offer letter in Arizona?

Often, yes. Many loan programs accept a signed offer letter for a new salaried job if you meet their guidelines, such as a start date within a set window. Hourly, bonus, and commission income are usually treated differently. A broker can match your situation to a lender whose guidelines fit.

How much do homes cost in North Phoenix, AZ?

It depends on the neighborhood, but a local report put the City of Phoenix single-family median sold price at about $485,000 in September 2026. North Phoenix ranges from more affordable areas like Deer Valley to higher-priced areas like Desert Ridge and Moon Valley. Prices change monthly and vary by source.

What is the 2026 conforming loan limit in Maricopa County?

The 2026 conforming loan limit for a single-unit home in Maricopa County is $832,750. Loan amounts above that limit generally require jumbo financing. Your loan amount, not the home price, is what's compared to the limit.

Do I need a local mortgage lender when relocating to Phoenix?

You don't have to use a local lender, but it helps. A Phoenix mortgage broker knows Arizona escrow timelines, local HOA and pool issues, and what North Phoenix sellers expect in an offer. A broker with access to many wholesale lenders can also shop your file for the best fit.
