Tatum Ranch sits in the far northern part of Phoenix near Cave Creek Road, toward the town of Cave Creek. It's still inside my definition of North Phoenix: anywhere north of Piestewa Peak up toward Anthem, roughly I-17 to the Scottsdale border. One quirk that confuses people: although much of the community is within Phoenix city limits, many homes use a Cave Creek mailing address and the 85331 zip code. Don't let that throw you when you're searching listings.
What you'll typically find:
Late-1980s and 1990s construction. Many homes date from the late 80s onward, so you'll see a mix of original and updated homes.
Golf and open space. The community includes a golf course, walking and biking paths, parks and playgrounds, plus plenty of desert views.
Sub-associations. Tatum Ranch is made up of multiple subdivisions, and HOA dues and rules vary. As one example, a recent sale in Clearview at Tatum Ranch listed HOA dues of about $107 per quarter. Other sub-associations will be different.
A range of home sizes. From smaller single-level homes on modest lots to larger homes on golf course and view lots.
What do Tatum Ranch homes cost?
According to Redfin, the Tatum Ranch median sale price was around $600,000 as of its most recent detailed report, with homes averaging roughly six weeks on market and typically selling about 2% under list price. Individual sales range widely depending on size, lot and updates. Prices move month to month and vary by source, so we'll pull current comps on any home you're serious about.
For context, the 2026 conforming loan limit in Maricopa County is $832,750, and the FHA limit is $557,750. Many Tatum Ranch homes fall within conventional limits, which keeps your financing options wide open. Some will also work with FHA, depending on price.
Getting to Bartlett Lake From Here
This is the part I get excited about. According to the Tonto National Forest, Bartlett Reservoir is about 20 miles east of Carefree. From there you take Cave Creek Road (Forest Road 24) to the Bartlett Road (FR 19) junction, then it's about 13 miles of paved road to the lake. Tatum Ranch puts you right on that corridor.
A few things every boat owner should know:
You need a pass. For water-based activities, the Forest Service requires a Tonto Daily Pass plus a Watercraft Sticker, or a Tonto Discovery Pass.
Water levels change. Bartlett's levels fluctuate seasonally with rainfall and irrigation demand, so check conditions before you head out.
Weekends fill up. Parking can get limited during busy seasons. Being close means you can get there early.
On a good Saturday, I'll have the pontoon on the water before most people have finished breakfast. Living closer to the lake makes those quick morning trips a lot more realistic. It's the same reason I love North Phoenix overall: you're convenient to the lakes, the trails, the ballpark and every good spot in the Valley, with strong employment options nearby.
Where Does the Boat Go? HOA Rules Matter
If you own a boat, RV or trailer, read this twice. In master-planned communities, HOA rules often limit where you can park recreational vehicles, how long they can sit in the driveway, and whether they need to be behind a gate. Some homes have RV gates and side-yard parking that work great. Others don't, and the CC&Rs may not allow it even if there's room.
Before you write an offer:
Ask for the CC&Rs and rules for that specific sub-association.
Confirm the side yard and gate width can actually fit your boat and trailer.
Price out off-site storage if the HOA won't allow it at home, and add that to your monthly budget.
It's a lot better to know this up front than to learn it from a violation letter.
Financing a Home in Tatum Ranch
